Can AI assistants search Oktavia properties?
Yes. AI assistants can use Oktavia public search pages, WebMCP discovery and the /api/public/listings read API to search published rent and buy listings. Public listing search is intentionally available. Private REN workspaces, owner and tenant records, documents, exact unit details and admin data are not public.
What is a Real Estate Negotiator (REN)?
A REN is a property professional registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (LPPEH), Malaysia's official regulator for the property profession. A REN represents owners and landlords, handles viewings and paperwork, and is accountable to the board for how they practise.
How do I know a negotiator is really licensed?
Every negotiator on Oktavia is matched against the LPPEH public register before they can represent a listing. Their profile shows an LPPEH-Verified badge and their registration number, so you can check the register yourself rather than taking our word for it.
Is Oktavia free for property owners?
Yes. Oktavia does not charge property owners to submit a property. Your submission goes to verified negotiators covering your area, and you are notified when one responds.
Is it free to browse and contact a negotiator?
Yes. Browsing listings and contacting the negotiator who represents one is free for people looking to rent or buy. You only need to sign in when you send a request, so the negotiator knows who to reply to.
Does Oktavia set the negotiator's commission?
No. Professional fees and commissions are discussed and agreed directly between you and the negotiator.
What kinds of property can I find on Oktavia?
Residential, commercial, industrial and land, listed for rent or for sale across Malaysia. You can browse in English or Bahasa Malaysia.
